Property management involves more than just collecting rent. Among other skills, licensed property managers know how to comply with laws to market the property, fairly screen prospective applicants, understand landlord-tenant laws, and know how to evict a tenant if it becomes necessary.
Without experience, managing all the moving parts involved in property management can be complex and liability prone. And that is where we come in. We have the expertise to handle your property management needs reliably and professionally.
And how do we get such caliber of tenants? By subjecting every applicant to a methodical screening process.
Our screening process looks at matters such as the prospective tenant’s income, credit background of on time payments, watchlist status, sex offender status, and criminal, rental, and employment history.
It is only after a candidate has passed this application process that they can rent the properties we manage.
Because of COVID and the eviction moratoriums, we have to put a payment arrangement in place and the Tenant will sign a COVID payment plan. They need to adhere to that, in the event they cannot, we will help them apply for assistive funds. If all that fails, we will then file in court and attempt to get an eviction.
Violations other than for non-payment are still following the same course of action to terminate the lease and end the residency.
To help us to the best we can to maintain and improve the value of our inventory, we have a trusted team of qualified contractors and vendors. They have all been handpicked for their high reliability and level of professionalism.
We also have a 24×7 maintenance hotline that helps tenants troubleshoot minor issues and helps to determine whether things are urgent, emergent or just normal, minor issues that can wait for the next business day to be scheduled with either our on-team staff or one of our vendors.

- Higher rents. Allowing pets will make the unit more desirable to potential tenants with animals. This will allow you to charge more for rent.
- An extra safety-net. We utilize PetScreening.com, a free to you and us service that screens pets, therapy, service and/or comfort animals. PetScreening also provides the tenants with a Pet Passport that they can take with them to other landlords, property managers, groomers, boarding and on travel. It’s a win/win to have a pet history document.
